Residential Owner's Representative

Residential Owner's Representative for Custom Homes & Major Renovations

Independent guidance. Clear communication. Your interests at the center of every decision.

Building a custom home or taking on a major renovation should be exciting. But when you’re suddenly juggling an architect, builder, interior designer, engineers, consultants, budgets, schedules, contracts, and hundreds of decisions, it can quickly become overwhelming.

And even with an excellent team, there is often one important role missing:

Who is looking at the entire project from your perspective?

As your independent residential owner’s representative, that’s my job.

I work for you—not your builder, architect, designer, or contractor. I help you understand what’s happening, ask the questions you may not know to ask, coordinate the professionals around you, and make sure your priorities don’t get lost in the process.

My goal is simple: to protect your interests and help you move through your project with clarity and confidence.

What Does an Owner's Representative Do?

Your advocate. Your perspective. Your priorities.

When you set out to build or remodel a luxury home, you assemble a team of talented professionals. Your architect designs the structure, your builder handles the construction, and your interior designer curates the aesthetic. Each of these professionals is highly skilled at their specific job, but they all operate in their own silos.

This leaves a critical gap. Who is looking at the big picture on your behalf? Who represents the homeowner during construction to ensure every decision aligns with your original vision and budget?

That is the role of a Project Director. Think of us as the conductor of the orchestra. We do not swing the hammers or draw the plans. Instead, we oversee the entire process, coordinate communication among all parties, and ensure everyone works in harmony to deliver your home on time and on budget.

I focus on you.

I look across the entire project and help make sure the decisions being made by one member of the team work with everything else you’re trying to accomplish.

Depending on your project, I can help with:

  • Selecting and coordinating architects, builders, designers, engineers, and consultants
  • Establishing clear priorities, expectations, and responsibilities
  • Reviewing proposals, scopes, contracts, budgets, and important project documents
  • Monitoring schedules, allowances, and major decisions
  • Evaluating recommendations and change orders
  • Keeping project communication organized
  • Anticipating decisions before they become urgent
  • Identifying potential problems before they become expensive ones
  • Helping resolve disagreements when they arise
  • Supporting the project through construction, punch list, and completion

I don’t replace the talented professionals you’ve hired.

I help you get the best from them.

Why Hire an Independent Owner's Representative?

Because someone should be looking at the project through your eyes.

One of the things homeowners often discover during a custom build or renovation is that everyone on the team has a job—but no one is necessarily responsible for looking at every decision through the homeowner’s eyes.

That’s where I come in.

Because I am hired directly by you, I can provide an independent perspective.

If your builder recommends a change, I can help you understand what it means for your budget, schedule, and design.

If your architect and contractor see something differently, I can help get everyone talking and work toward a practical solution.

If a proposal or contract raises questions, I can help identify what needs clarification before you move forward.

And when you have three professionals giving you three different opinions, I can help you step back, look at the bigger picture, and decide what makes the most sense for your home.

Everyone else has a defined role in delivering your project. My defined role is representing you.

Most Homeowners Don't Do This Every Day

You don't need to become a construction expert to build your home.

Most of my clients will build a custom home or undertake a major renovation only once or twice in their lives.

The professionals around them do this every day.

That experience gap matters.

You may suddenly find yourself reviewing construction contracts, comparing bids, discussing allowances, approving change orders, interpreting drawings, tracking schedules, and making decisions about things you didn’t even know existed six months earlier.

You shouldn’t have to become a construction expert just because you decided to build a home.

I help translate the process into plain English, organize the information coming your way, and separate the decisions that truly need your attention from the daily noise that doesn’t.

That means you stay informed and in control—without allowing the project to take over your life.

Your Advocate From Planning Through Completion

One trusted point of guidance through every phase.

Every project is different, but my responsibility remains consistent throughout: keeping your priorities at the center of the conversation.

Before Construction Begins

This is where some of the most important decisions are made.

I can help you establish a realistic project framework, evaluate architects and builders, review proposals and contracts, clarify expectations, and assemble a team that fits not only your project—but also your personality and the way you like to work.

Getting these pieces right at the beginning makes everything that follows easier.

During Design

Design decisions don’t happen in a vacuum.

A change that looks simple on paper may affect engineering, construction costs, cabinetry, lighting, furnishings, or the schedule.

I help connect those dots.

I work with your architect, designer, builder, and consultants to keep information moving and make sure important decisions are considered in the context of the whole project.

During Construction

Once construction begins, the pace changes.

Questions come quickly. Conditions change. Decisions that seemed far away suddenly need answers.

I help monitor progress, participate in project meetings, review important information, evaluate changes, and keep communication organized.

When something requires your attention, you’ll understand what the decision is, why it matters, and what your options are.

Through the Finish Line

As construction winds down, there are still plenty of details to manage.

I can help coordinate punch-list items, outstanding decisions, final installations, and the transition from construction site to finished home.

Because “almost finished” and actually finished are two very different things.

When Should You Hire an Owner's Representative?

The earlier I'm involved, the more problems we can prevent.

The earlier, the better.

Ideally, I become involved before you’ve hired your entire project team or signed major contracts.

Those early decisions can shape everything that follows. Choosing the right architect and builder, establishing a realistic budget, clarifying expectations, and understanding contracts before you sign them can prevent a tremendous amount of frustration later.

But projects don’t always begin that way.

Sometimes clients call me after they’ve already hired an architect.

Sometimes the builder is already on board.

Sometimes construction has started and the homeowner realizes the project is consuming far more time and energy than expected.

And sometimes something simply isn’t working.

I begin wherever you are.

If the project is in planning, we’ll create a strong foundation.

If you’re in design, I’ll help keep the team and decisions aligned.

If construction is underway, I’ll help bring clarity and organization to the process.

The goal isn’t to come in and take over. It’s to understand where you are, what you need, and how I can make the process work better for you.

Owner's Representative vs. Construction Project Manager

The difference comes down to one important question: Who do they represent?

The titles can sometimes overlap, but the roles aren’t necessarily the same. Here’s the simplest way to understand the difference:

Owner’s Representative Construction Project Manager
Works directly for the homeowner Represents the builder; coordinates with the homeowner
Advocates specifically for the owner’s interests Manages construction responsibilities on behalf of their employer or client
Looks across the entire project from the homeowner’s perspective Typically focuses on construction execution and project delivery
Helps the homeowner evaluate recommendations and important decisions Helps manage construction schedules, trades, logistics, and deliverables
Coordinates communication across architects, builders, designers, and consultants Coordinates contractors, subcontractors, vendors, and construction activities
Helps protect the homeowner’s vision, priorities, investment, and experience Focuses on completing the construction scope according to project requirements
Independent, homeowner-focused guidance Construction-focused project management

Protecting More Than Your Budget

Your time and attention are valuable, too.

Of course I care about the budget.

But after years of working with homeowners, I’ve learned that there is another limited resource worth protecting:

your attention.

Custom homes require an extraordinary number of decisions.

If every email, question, meeting, selection, and construction issue comes directly to you without any organization or context, decision fatigue sets in quickly.

That’s when building your dream home starts feeling like a second full-time job.

Part of my role is filtering that noise.

I keep information organized, anticipate decisions, help resolve questions before they reach you when appropriate, and make sure that when your input really is needed, you have the information necessary to make a thoughtful decision.

You should be involved in creating your home.

You just shouldn’t have to manage every moving part yourself.

Is an Owner's Representative Right for You?

Some projects simply need another level of guidance.

Owner’s representation can be particularly valuable if you’re:

  • Building a custom or luxury home
  • Planning a major renovation or whole-home remodel
  • Renovating a historic or architecturally significant property
  • Coordinating several architects, designers, consultants, and contractors
  • Hiring an architect or builder for the first time
  • Managing a complex or high-value residential project
  • Building a second home or managing construction from another city or state
  • Unsure how to evaluate competing recommendations
  • Concerned about communication, budgets, schedules, or project organization
  • Simply too busy to manage the thousands of details involved

You may know exactly what you want your finished home to feel like without knowing how to get everyone involved working toward that same result.

That’s exactly where an experienced advocate can help.

The TESH Difference

Independent perspective. Design experience. Thoughtful communication. Meticulous attention to detail.

After more than twenty years of working in design and project leadership, I’ve learned that successful projects aren’t just about making the right decisions. They’re about bringing the right people together, keeping everyone focused on the same goals, and making sure important details don’t get lost along the way.

I understand design and how seemingly small decisions can affect the way a home ultimately looks, functions, and feels.

I understand people, too. When different professionals bring different perspectives to the table, clear communication can be the difference between a productive conversation and an unnecessary problem.

And I’m extraordinarily organized. I keep track of the details, anticipate what’s coming next, and help make sure decisions and responsibilities continue moving forward.

But before any of that, I listen.

I want to understand how you live, what matters to you, what you love, what you don’t, how involved you want to be, and what you expect from both your home and the experience of creating it.

Then I help shape the process around you.

When you hire me, you work directly with me.

I intentionally limit the number of projects I take on so I can remain personally involved and give each one the attention it deserves.

My role isn’t simply to help move a project toward completion.

It’s to help you navigate the process with confidence and create a home that is thoughtfully considered, carefully executed, and unmistakably yours.

Based in San Antonio. Working With Homeowners Nationwide.

Wherever you're building, you can have someone in your corner.

The TESH Project is based in San Antonio, and I work with homeowners throughout Texas and across the country.

Many aspects of owner’s representation can be handled remotely. Plans and project documents can be reviewed digitally, meetings can happen by video, and your team can walk me through the site in real time when needed. I also travel to project sites depending on the scope of the project and the needs of the client.

This approach works particularly well for homeowners building a second home, relocating, or managing a custom home or major renovation from another city or state.

You don’t have to be standing on the job site every day to understand what’s happening.

That’s part of what I’m there for.

Whether you’re just beginning to plan, assembling your project team, or already navigating design or construction, we’ll start with a conversation.

I’ll learn about your home, your goals, where you are in the process, and where you could use support. From there, we’ll determine whether independent owner’s representation is the right fit and how I can best help you move forward with greater clarity and confidence.

Frequently Asked Questions

What is a Residential Owner's Representative?

A residential owner’s representative is an independent professional hired by the homeowner to advocate for their interests throughout planning, design, and construction. I work alongside your architect, builder, designer, and consultants while keeping your goals, investment, timeline, and vision at the center of the project.

Who does an Owner's Representative work for?

You.

I am hired directly by the homeowner. I don’t work for the builder, architect, designer, or contractor, which allows me to provide independent guidance and evaluate decisions from your perspective.

Is an Owner's Representative the same as a project manager?

Not necessarily. A project manager may work for a builder, contractor, developer, or homeowner. An owner’s representative is specifically engaged to represent the homeowner. Some responsibilities overlap, but the most important distinction is who the professional is working for.

Do I still need an architect?

Absolutely. Your architect is responsible for designing your home. I complement that role by helping coordinate the larger process and making sure communication and decisions stay aligned with your priorities.

Do I still hire my own builder?

Yes. I don’t replace your builder. If you haven’t selected one yet, I can help evaluate and interview potential builders. Once the team is assembled, I work alongside your builder to keep communication clear and help you navigate decisions throughout construction.

When should I hire an Owner's Representative?

Ideally, before you’ve selected your entire team or signed major contracts. The earlier I’m involved, the more opportunities we have to establish expectations and identify potential problems before construction begins.

That said, I frequently join projects that are already in design or construction. I begin wherever you are.

Can you help me select an architect or builder?

Yes. Choosing the right professionals is one of the most important decisions you’ll make. I can help interview candidates, evaluate proposals, ask the right questions, and consider not only their experience but how well they fit your project, expectations, and personality.

Can you help with major renovations?

Yes. Major renovations often require just as much coordination as new construction—and sometimes more. Existing conditions, structural surprises, multiple contractors, and evolving design decisions can make independent oversight particularly valuable.

Do you work with homeowners remotely?

Yes. I work with homeowners in San Antonio, throughout Texas, and across the country. Much of the planning, coordination, document review, and communication can happen remotely, and I travel to project sites when appropriate.

What types of projects do you work on?

I specialize in custom homes, luxury residences, significant renovations, historic properties, and complex residential projects involving multiple architects, builders, designers, engineers, and consultants.

How do I get started?

Let’s talk.

We’ll discuss what you’re building or renovating, where you are in the process, who’s already on your team, and where you could use support. From there, we’ll determine how I can best help you move forward with confidence.
